1. Ensure that the variance sections of the works are inspected when completed and that detailed reports on defects in structure, fabric, finishes, plant and equipment are made.

 

2. Direct the rectification of defects before or as soon as possible after Date of Substantial Completion, and ensure that retention monies and/or bank guarantees are not released before completion or rectification of defects.Organised the handing over of the Project to the Client and ensure that the following have been, or are receiving attention:

• All defects have been, or will be rectified

• All necessary instructions for adequate amounts have been taken out including reinstatement and replacement, third party liability, loss of income and removal of debris

• All maintenance ad service manual have been, or are being prepared.

• All warranties have been obtained and have been transferred to the Client

• All maintenance contracts have been negotiated and organized

• General details of the Project which might require particular attention or care have been set out I a report, including handing over documents register.

3. Ensure that all contractual aspect has been complied either by the consultants or contractors as the case may be.
